
The City of College Station purchased approximately 376 acres of property on which to construct a second business center development to entice economic development to the City. The City commissioned a Master Plan for the property to plan an overall layout for lots and infrastructure. The vision for the Corporate Campus was based on the timeless qualities of a university campus that inspires and promotes learning, instills a sense of community, and contributes innovation and progressive thinking to society. The master plan was designed in a way that the campus incorporated existing natural conditions with man-made elements blended in with minimal disturbance. The property contains a preponderance of existing vegetation; trees, meadows, understory growth, and wild flowers, along with natural creek beds and ponds. A high priority was given to minimize the impact of construction on this existing natural environment.
Preparation of a Master Plan and Preliminary Plat; coordination of a Thoroughfare Master Plan revision; development of an infrastructure plan including streets, trails, drainage, water, wastewater, and other utilities; development of a general landscape and amenity plan; and preparation of covenants and deed restrictions document. Coordination occurred with franchised utilities, Planning & Zoning Commission, City Council, and an adjacent church. The City of College Station was nominated for a 2002 Texas Chapter American Planning Award for this Master Plan. Mitchell & Morgan, LLP provided the client with a Master Plan which met the unique needs of incorporating the required infrastructure into a unique natural setting. Phase I of the project has been designed and consisted of 8,000 LF of a major collector roadway including decorative sidewalks, drainage, water, wastewater, and a 225 LF bridge crossing of Spring Creek.
