
University Ranch is a subdivision project associated with the Traditions Golf Course project in Bryan, Texas. The subdivision
consists of a 940-acre golf course community located just east of SH 47 and south of Villa Maria Road. Due to the amount of
infrastructure necessary to support this size development and the limited time frame allowed to design and construct the
project, several engineering firms teamed to complete the necessary tasks. The primary streets, drainage, water and sewer
collection lines, golf course irrigation, major trunk sewer line and a major lift station were all under design concurrently.
All of these elements required coordination between the three primary firms and the surveyor working on the project.
Mitchell & Morgan's portion of the work consisted of the design of the 36" - 48" trunk sewer line. The alignment of this line necessitated work with TxDOT for a utility crossing permit of SH47 as well as coordination with all team members as the trunk sewer line passed through the heart of the subdivision. The estimated construction cost for this project was $3.2 million.
